In addition to Central Bank lending limits each lender will also have their own specific lending policy and this can differ significantly from lender to lender therefore it is important to ensure that you chose the lender that meets your individual circumstances best.

Weir Wealth Limited will work with you to ensure we put the strongest mortgage application together for you for submission to the chosen lender however to do this you must get mortgage ready. We recommend that you contact Weir Wealth Limited a least 6 months before starting your mortgage application. Some key factors that will be assessed by the lender:
- Deposit – You are required to have a minimum of 10% deposit.
- Income – Your income must support the amount you are looking to borrow and must be within the Central Bank of Ireland lending limits as detailed under “How Much Can I Borrow?”
- Proven Repayment Ability – You need to show you can afford to repay the mortgage and the maximum borrowing would be subject to this. For example if your mortgage repayments are €1,000 per month you need to show you can afford to repay a stressed payments which is generally 120% of the amount ie €1,200 per month. The bank will expect to see a proven repayment ability for a minimum of 6 months prior to mortgage application. This can be shown through savings/rent etc
- Bank Accounts – Your bank accounts must show that you are not under financial pressure ie overdrawn, showing referral fees etc. It is important to reduce your outgoings in the 6 months before applying for a mortgage to maximise your mortgage amount.
- Credit History Check – We ask all clients to complete a credit history check. This is a free service and can be done at www.centralcreditregister.ie. This is a free service.
